And supply is going down.  We went through a period when it was difficult to sell here so a lot of people rented their places out and waited for the market to improve.  Now it has and rentals have been converted to sales. 

To answer your original question it appears no one has a direct referral for you.  Even though it will add to your costs think about making a house rental hunting trip here early this summer to see if you can land something.  Also if you find something try and determine how stable the rental is.  We know people who have had to move several times because their rentals were sold out from under them, they finally ended up buying.

That recommendation of San Antonio is a good one in your price range.  Also Mirasol worth checking out.
