InChapala1
From https://theguadalajarareporter.net/index.php/news/news/lake-chapala/59110-chapala-government-aims-for-big-hike-in-property-taxes-for-2023 "If ratified by the state legislature, where the proposed revenue rates are now under review, the Chapala government will raise the table of property values for urbanized land by as much as 88 percent and ten percent on rustic undeveloped properties." QUESTION: what is considered urbanized land and what is rustic undeveloped properties in this area? "Chapala’s updated Ley de Ingresos will also allow for a 100-percent raise for construction licenses that will evidently have a significant financial impact on new housing developments and the real estate market as a whole." QUESTION: what is the current cost of a construction license?
Mostlylost
Urbanized land is land that has been subdivided and has streets. Example you have rustic aka undeveloped land. You subdivide it into 20 lots, and build streets so you can sell the lots for home or commercial construction. When you do this you must pay govt fees, and meet certain criteria. Afterward the property tax will be higher.
tomgates
Inevitable really. A home here that sells for $400K, US, has a $76 dollar property liability(as of 2020)? What is the path of resistance? Up...

I've seen $260 USD in annual property taxes on USD 300K houses here, but didn't realize some pay as little as $76 on a $400K house.

Me neither. Ours is four times that much on an only somewhat more expensive house. I'm skeptical of that number. Percentage wise the Chapala government is the most inflationary thing around here, they have been escalating taxes at rates considerably higher than the general rate of inflatiion. OTOH they are great at deflating the services rendered such as street repair and keeping the trash swept up.

John Shrall
Since the last administration allegedly emptied the coffers after the election and ditto for the last who knows many administrations, is this an effort to prepare for the next exit? Cynical or possible?
