new cinema? Curiosity is always a good place to start. Asking questions opens more doors than people realize. It’s nice seeing thoughtful posts instead of assumptions. Communities grow when curiosity is welcomed. While browsing responses, I somehow landed on fragrancenet reviews. That’s the internet for you.

LOL wow ok. What I was talking about was the natural attrition happening now and only getting worse. The nicest way I could think of saying that I assume you can figure out what I am saying. If you can't, let me know, and I will tell you what it means, but a lot of this won't be easy to hear.  That attrition cannot be replaced because the cost of 4.5k and 7.5k for part-time and permanent residency is prohibitive.   If they overstay a visa, they will find out that Mexico does not play. They will send you back to your home country.  For some reason, they never get any grief for that.

Yes, there will be multiple pickleball courts, as well as other facilities.

Just had a quick view of the plans.

Jr. Soccer field, tennis court(s) and quite a few pickleball courts. Some parking was along the East end by the bathrooms and change rooms.

I thought that was federal land. Anyone remember when the National Guard kicked Lety’s restaurant off there ?
That was quite the spectacle when the guard showed up at 8am with their pickup trucks with machine guns mounted on them, a bulldozer and gave Lety 30 mins to move or they would bulldoze it  to the ground….

I don't remember those theatrics but I surely remember that Lety's was literally there one day and gone the next.... and that he was basically squatting all along. 

His place was the quientessential Mexican 'low ambiance/highly desirable' restaurant IMO. No real kitchen, outdoor eating with gravel 'floors', canvas/tarp 'roof' with plastic tables and chairs!  Ate there a bunch back in the 'good ole days' Lakeside.

There are 34 pickleball courts in the area now including  the 4 new ones at Cristiana park.

With available fees as low as $30 per person for 2 hours now  it will be very hard for them to make any return on their investment.

A few people I know, would like to know where you can play pickleball for 30p for two hours?

Please explain.

As to telling them. I would love to see their market studies and business plan..... Doubt they have one.  Much like the beautiful empty building in Riberas east of Pancho's ...... If you build it.....they may not come. 

I am a bit familiar with the Pickleball and Padel business and it's investment, expenses and return. . A family member owns some in Texas.

Costs for drop in are 100p or more per person. One place is 50p per person but you require a membership. Not 30p per person.

 

"The court fee is 50 pesos per person per two-hour time block. Memberships may available but require an invitation."

Cristiania has drop in Tuesday, Thursday and Saturday for $100. It starts at 9, but goes until nobody wants to play anymore. I believe the longest they have played was until 1 PM. It is $130 per court during the day and $170 in the evenings. Oh, no entrance fee.

You are right, as an accountant and past business advisor, this type of sports complex is a adventure lifestyle business, its give a fair inocme but no room for growth, its limited,  but a fun lifestyle business and something to  do. also its on prime commercial land that has a better use and better return on investment if managed properly.
